Common Questions
What is a bridge loan?
A bridge loan is a short-term real estate loan (6–24 months) that provides fast financing while you arrange longer-term financing or sell a property. It 'bridges' the gap between where you are now and where you need to be financially.
How fast can I close a bridge loan?
BridgeLoans typically closes in 5–7 business days for straightforward transactions. That's compared to 30–60 days for a conventional bank loan. Complex deals or title issues may take slightly longer.
What credit score do I need?
We generally look for a minimum of 620, but bridge loans are asset-based — meaning the property's value and your equity position carry significant weight. A strong property can compensate for a lower credit score.
What is the minimum and maximum loan amount?
Our minimum bridge loan is $150,000. For commercial and multifamily loans, we go up to $25,000,000+. Larger transactions are handled on a case-by-case basis.
What is the maximum LTV?
We lend up to 75% LTV (loan-to-value) on most bridge loans, and up to 90% LTC (loan-to-cost) on fix-and-flip projects that include renovation budgets.
Do you check my credit?
We do a soft credit pull to qualify you — this does not affect your credit score. A hard pull is only required if you proceed to full underwriting after receiving a term sheet.
What states do you lend in?
We lend in 35 states across the US. Visit our States page for the full list. We do not currently lend in ND, SD, VT, ME, HI, MN, NV, TN, MO, IA, or AK.
What types of properties do you finance?
Single-family homes, 2–4 unit residential, multifamily (5+ units), office, retail, industrial, mixed-use, hotel/hospitality, and new construction. Raw land is evaluated case-by-case.
Are there prepayment penalties?
Most of our bridge loans include a 3–6 month minimum interest period, but no additional prepayment penalty beyond that. We'll disclose all prepayment terms in the term sheet before you commit.
What documents do I need to apply?
To start: just the application form (5 minutes, no documents). For underwriting: purchase contract or title report, entity documents (LLC/corp), last 2 bank statements, and a project scope (for fix-and-flip).
Can first-time investors get a bridge loan?
Yes. We work with first-time fix-and-flip investors and first-time commercial borrowers. Strong equity position (lower LTV) and a clear exit strategy are the key factors.
How do draw disbursements work for construction/rehab?
We establish a draw schedule tied to construction milestones. An inspector verifies completed work before each draw is released. Draws are typically processed within 2–3 business days of inspection approval.
